Board of Directors Meeting
November 14, 2009
Call to order at 10:00 am by Vice President John Mackanics Pledge of Allegiance
Roll Call: Nancy Lemin, Celine Cichinsky, Vickie Boch, John Mackanics, Mike
Bertodatti, Len Jardon, Jeff Kirkpatrick & Mgr. Luana Olpp
Minutes: Minutes of September 5, 2009 General Membership meeting read by
Secretary Vickie Boch. Motion to accept as read by Nancy Lemin & 2nd Jeff
Kirkpatrick. Vote 6 for 1 abstained. Motion carried.
Treasurer's Report: Read by treasurer Nancy Lemin. Motion to accept as read by
Vickie Boch 2nd Mike Bertadotti. Vote 7-0 Motion carried.
Committee Reports: Anyone wishing to serve on a committee please submit your
name by Dec. 15th.
Grievance/Appeals: Committee chair John Mackanics read went the grievances.
The Board voted to go with the committee recommendations on all. See list dated
10/1/2009
Community Watch: Celine told of the trouble with the camera at the Marina. A new
one was purchased. She spoke of the break-ins of late in the community. The State
Police are working on these. Len spoke about how everyone should look out for
each others homes.
Architectural: Len spoke about the numbers for homes in Palmyra Township. He
found a place that will make them up for $19.00 each. Greene Township has it
different. Three inches for Palmyra and four inches for Greene Township. It is very
confusing for us because we are in two different Townships.
Dock: The docks are out for the season. Recreation/Social: Report by Vickie Boch.

Letters from property owners: Larry Marhefka: He has asked to meet with the
Board. John asked for a vote on whether we should meet & talk with him. Vote was
4 no and 3 yes. Bill Hofmann: Addressed to Mike: Enclosed a picture a dock set #
2. He wants it moved. It has been there for more than 20 years. It will not be
moved. John Caprio: Question on a fine. Property owner is responsible for fines.
Luana witnessed the infraction on his property.
Old Business:
1. Roads: Signs for winter are in place
2. Attorney General: Nothing to report
3. Equalization Tank: Still waiting on permits. Hopefully we can start work on this in
the spring
New Business:
1 .Reorganization meeting for Board will be January 2, 2010. Board of Directors
meeting will be January 9, 2010.
2.Audit Proposal: 2009 audit. Motion made by Nancy & 2nd by Len to accept the
proposal of $4,700.00. Motion carried.
3. Insurance Proposal: Renewal for 2010. Motion made by Nancy & 2nd Mike to
accept the amount of $39,782.00. Motion carried. See attached.
Luana spoke about "additional named insured". We are asking for all contractors to
have this added to their insurance. Motion made by Len & 2nd by Jeff that we
accept this policy. Vote 6 for 1 abstained. Motion carried.
4. Write off on repository properties: They are as follows:

Motion made to write off these amounts made by John Mackanics & 2nd by Nancy
Lemin. Vote 7 for 0 opposed. Motion carried.
5. Court on Dec. 8, 2009. Summons received for false alarms from the State
Police. Luana wanted to know if we should send Mr. Magnotta. It is for Lot
MOOO1, Not us. We will not send Mr. Magnotta.
Luana spoke about a paving company that was in here who some property owners
feel they were taken by him and want us to ban him from coming in here. That is up
to the property owner.
General Discussion: Lot # Ml22, Mr Lombardi. Question on fines from 2 years ago.
Was told he has to take that up with the contractor. Fines are assessed to property
owner not contractor.
Motion to adjourn at 11:10 by John Mackanics. Motion carried
